Perfect for attorneys, surveyors, lenders or anyone seeking expeditious zoning research and information. Also renew an old or outdated zoning report. This report includes the following:

 

  • Confirmation from City/County of site zoning

  • Copy of zoning map from the City/County

  • Zoning Summary describing the existing use and whether or not it is allowed/permitted

  • Easy to read list of common development standards, including setbacks, floor-area-ratio, lot coverage, maximum density, minimum lot area, minimum lot width, maximum height, and more

  • Parking regulations, including required number of vehicle and bicycle parking stalls

  • Summary of how the non-conforming code/rebuild clause affects the property including implications in the event the property becomes non-conforming and is severly damaged or lost

  • Copies of applicable code sections, including allowed uses, development standards, parking regulations, and non-conforming/rebuild clause

 

A site survey is not necessary for this report. Upon request, ZRG will perform a courtesy review to confirm that the site meets the parking & development standards if a survey is provided.

Standard Zoning Report

A complete analysis of the site's zoning compliance, including review of use, parking, and development standards. Includes zoning verification letter from local municipality and historic site records. This report is compliant with Freddie Mac, Fannie Mae, and ALTA 3.0/3.1 Zoning Endoresement requirements. 

 

A site survey meeting ALTA requirements is required for this zoning report.

 

  • Formal letter from local jurisdiction confirming the zoning district (typically referred to as a zoning verification letter, zoning letter, or zoning status)

  • Copy of zoning map from City/County

  • Zoning Summary describing the existing use and whether or not it is allowed/permitted

  • Easy to read list of common development standards, including setbacks, floor-area-ratio, lot coverage, maximum density, minimum lot area, minimum lot width, maximum height

  • Parking regulations, including required vehicle and bicycle parking stalls

  • List of all building, zoning, nuisance, and fire code violations affecting site

  • Copy of  all land use permits such as rezones, special use & variances

  • Copy of all certificates of occupancy and verification if none exist for the site

  • Determination by ZRG that the site complies with use, development, and parking regulations

  • Summary of how the non-conforming code/rebuild clause affects the property including implications in the event the property becomes non-conforming and is severly damaged or lost

Title Insurer Packet

Zoning Resources is available to partner with the title company and/or land surveyor in providing the information necessary to comply with the 2016 Alta Survey Requirements (effective 2/23/16) in a very affordable and timely manner (usually within 1 week). No municipal documents are included with this report. $300
